The big change you can use now: Lakeside Social
Lakeside Social is no longer a future rendering. Viera’s official Town Center calendar shows the venue operating after its September 2026 grand-opening weekend, with community events already using the waterfront site. The original project description positioned it as an open-air mix of food vendors, bars, live entertainment and daytime-to-evening programming, which is why it feels different from a standard shopping-center stop.
The calendar has also introduced the Lakeside Night Market concept. The published kickoff notice says the market continues on the second and fourth Wednesday of each month after its September 30 launch. Treat that as recurring programming, but still check the current event listing before driving over because vendors, music and individual dates can change.
Stadium Square and Dave & Buster’s are two separate future projects
Stadium Square is under construction at the southwest corner of Stadium Parkway and Pineda Boulevard. The Viera Company’s September 8 update says the seven-unit project had five spaces filled: JetSet Pilates, Makoto’s To Go, Medfast Urgent Care, The Viera Chemist and Xi Nails. The announcement does not give public opening dates for those tenants, so the correct status is under construction rather than open.
Dave & Buster’s is another entertainment project in the same broader growth story, but it is not a Stadium Square tenant. Viera published that plans had been approved for a location at 8510 Napolo Drive. That is useful news for what is coming next, but the source reviewed here does not publish a confirmed public opening date. We keep it in a plans-approved bucket until a stronger operating or opening announcement appears.
The Avenue keeps changing too
The Avenue is the established lifestyle center, but its tenant mix is still evolving. Its current site highlights newer arrivals such as Air & Anchor, Nourish, Nordstrom Rack and J.Crew Factory as open. That matters because older articles and maps can leave visitors with the wrong impression about what is new versus what is merely announced.
The same current directory still labels Clevens Face and Body Specialists, Escapology and Sirocco Station as coming soon. A coming-soon label is not an opening date. We will move those businesses into the open category only after the center or operator provides current evidence that customers can actually visit.
Healthcare and housing are part of the next wave
Nemours Children’s Health broke ground on a 34,000-square-foot Viera multi-specialty facility off Stadium Parkway. The official announcement says the project is expected to open in summer 2027, with pediatric primary, specialty and urgent care among the planned services. Orlando Health separately announced a hospital and medical office building on a planned 40-acre health-and-wellness campus at Borrows West. Its announcement identifies the site but does not give a public opening date.
Residential growth is moving at the same time. Atlin Cove held its grand opening in August 2026 and is now part of the current new-home landscape, while Viera’s official neighborhood directory still lists Encore as coming soon. Those statuses should not be blended together: one has opened, while the other remains a future community until the developer publishes a more specific update.
